Buying property in Dubai Islands
Dubai Islands is a group of islands off Deira developed by Nakheel – one of the few new beachfront areas in Dubai, only around fifteen minutes from DXB airport. Buyers mainly purchase off-plan apartments and beach residences completing over the coming years. The area suits investors who want to enter an emerging waterfront location early.
Key facts at a glance
- Master developer: Nakheel; formerly known as Deira Islands.
- Drive to DXB airport currently around 15–20 minutes, to Downtown about 20–30 minutes (traffic-dependent).
- Mainly off-plan apartments plus beach residences and hotel residences.
- Several Popolari projects on the islands, including Bay Estate and Cheval Residences.
Location & character
Dubai Islands lies north of the historic district of Deira on the Arabian Gulf. Residents are minutes from old Dubai with its gold and spice souks, the Creek and around fifteen minutes from DXB airport. That clearly sets the islands apart from the Palms in the south-west, from where the journey to the main airport is noticeably longer. Downtown Dubai is about 20 to 30 minutes away depending on traffic.
The area's character is that of a resort island in the making: beaches, hotels, a marina and promenades open step by step, with residential buildings of mostly four to ten storeys in between. Buying today means buying into a location whose final picture will only emerge in a few years. That is both opportunity and risk.
Future residents will be a mixed community: professionals working in the north of the city or at the airport, couples and families looking for a beach location at a lower entry price than the Palm, and holiday guests in hotel and short-stay apartments.
Property types and price levels
Supply consists mainly of off-plan apartments from studios to four-bedroom units, complemented by penthouses, a limited number of beach villas and branded residences linked to hotels. Prices currently typically sit below comparable beach apartments on Palm Jumeirah but above many inner-city areas without water access (as of 2026).
| Property | Indication (current, range) |
|---|---|
| 1-bedroom apartment | approx. AED 1.3–2.2m |
| 2-bedroom apartment | approx. AED 2–3.5m |
| Beach 3-bedroom / penthouse | from approx. AED 3.5m, open-ended |
These figures are an indication, not a promise – prices depend heavily on building, beach orientation and payment plan. From AED 2 million a purchase is, under current rules, also relevant for the Golden Visa.
Rental yields and target tenants
As most buildings have yet to be handed over, there is little reliable rental data for Dubai Islands. In consultations we therefore work with cautious gross ranges of around 5 to 7% for long-term letting, based on comparable beach areas. Holiday letting in good buildings may achieve higher gross income, at significantly higher cost.
Target tenants are professionals working in the north of the city or at the airport, airline crews, couples wanting to live near the beach and short-stay guests who value proximity to the airport and old Dubai.
Infrastructure: beaches, marina, shopping, schools
- Beaches: public and hotel beach sections along the islands, partly already open.
- Marina & promenades: a marina with dining and waterfront walks are part of the master plan.
- Hotels & restaurants: the first resorts have opened, more are under construction.
- Shopping: Deira with its malls and souks is a few minutes away.
- Schools: established international schools are currently mainly in Deira, Al Garhoud and Mirdif – the islands themselves are still developing.
Current and planned developments
Nakheel is developing the islands as a mix of resorts, living and leisure. Over the coming years further hotels, residential buildings, beach sections and the marina are due to complete. In parallel the city is upgrading neighbouring Deira – a factor lifting Dubai's whole northern axis. We check the exact timetable of each phase per project.
The island address and everyday life
On Dubai Islands, trace the route from the building entrance to the water. A sea view does not explain how you will reach the promenade with children, shopping or sports equipment. Ask to see the intended walking route and access points for the specific building, distinguishing usable paths from masterplan illustrations. Future tenants will judge the practical connection between their front door and leisure facilities, not the apparent proximity of the beach on a map.
For a second home, plan each arrival: who will inspect the apartment while you are away, accept deliveries and prepare it for an extended stay? Consider storage for personal belongings and how to separate them from guest furnishings. If you may eventually let the property, factor this into the layout decision. This turns an assessment of an emerging district into a practical plan for running a future home.
Who Dubai Islands suits
- Capital investors wanting early entry into a new waterfront area and to spread the price over a payment plan.
- Holiday-let investors betting on airport proximity, beach and a hotel setting.
- Owner-occupiers who want to live by the beach and travel often – less so families who need a mature school landscape on the doorstep today.

On Dubai Islands, micro-location matters because the name covers a substantial development area rather than a uniform residential experience. Check whether your apartment faces open water or a future construction site. An unobstructed view today may change when neighbouring plots are developed. Ask for an explanation of plot boundaries, neighbouring building heights and intended uses. A beach on the masterplan does not, by itself, establish how conveniently you can reach it from your particular apartment.
For a viewing day, spend time outside the sales centre. Look at access roads, existing footpaths, shade and the route to facilities already open. Separate the residential project's promised amenities from facilities proposed in the wider masterplan. This prevents a future leisure attraction from carrying the same weight as something you can use today. Families should rehearse an ordinary weekday too: shopping, the school journey, a medical appointment and the evening trip home matter just as much as the beach.
For an investment, avoid viewing rental demand exclusively through a holiday lens. Guests judge photographs, views and furnishings differently from permanent residents. The latter need storage, workable parking and dependable everyday services. Decide before buying which audience you intend to prioritise. A flexible layout with a usable living area may prove more valuable when changing strategy than a dramatic but awkward room shape. Treat furnishing, replacement items and management as separate budget lines.
Apartment handover and completion of the surrounding district are different milestones. Ask which access routes, communal areas and utilities are expected to be operational when you move in. Record the answers and distinguish contractual commitments from informal statements. Buyers based elsewhere benefit from a designated contact coordinating defect reports, keys and rental preparation. Our services explain this support; arrange a personal consultation to begin your shortlist.
