Buying property in Dubai as a Swiss citizen

Swiss buyers bring two particularities: they pay in francs, and Switzerland treats foreign real estate differently from Germany or Austria. As a rule, a Dubai property is not taxed directly in Switzerland but is taken into account for the income and wealth tax rate. This guide explains the Swiss perspective – from the treaty to the CHF exchange rate.

Key facts at a glance

  • Switzerland–UAE treaty in force (VERIFY current version)
  • Foreign real estate is generally exempt in Switzerland but counts for the rate (progression, VERIFY)
  • Declare rental income and property value in the tax return
  • Swiss property gains tax generally does not apply to foreign property (VERIFY)
  • Payment in AED; the CHF/USD rate determines the cost in francs
  • Direct flights from Zurich and Geneva, approx. 6 hours

Tax: exemption with progression

Switzerland generally does not tax foreign real estate held by Swiss residents itself; it exempts the income and wealth from it – but includes them when setting the rate on remaining income and wealth (VERIFY). A double taxation treaty between Switzerland and the UAE is also in force. Rental income and the value of the Dubai property must still be declared in the tax return; the tax authority performs the international allocation.

Debt interest and debts matter in practice: they are usually allocated proportionally between Switzerland and abroad based on the location of assets. If you increase a Swiss mortgage to buy in Dubai, have the tax effects modelled first (VERIFY). Switzerland generally levies no property gains tax on a later sale of foreign real estate; the law of the state where it is located applies (VERIFY). Cantonal differences, for example in valuation, are possible.

For succession: inheritance and gift taxes in Switzerland are cantonal, and foreign real estate is often excluded (VERIFY). A will registered in Dubai helps transfer assets locally in an orderly way.

Transferring money from Switzerland: CHF into AED

Swiss buyers carry a different currency risk from euro buyers: the CHF/USD rate is what matters, because the dirham is pegged to the US dollar. The franc has historically often held up well against the dollar – but that is no guarantee for the future. With multi-year off-plan payment plans, plan instalments deliberately and compare rates.

Swiss banks review foreign payments under strict due-diligence rules; keep the contract, the developer's payment request and proof of funds at hand. Transfers go by SWIFT directly to the escrow account. Some buyers also open a UAE account after purchase to handle service charges and rent locally.

Flights from Zurich and Geneva, embassy and consulate

There are direct flights from Zurich and Geneva to Dubai, with Emirates among others; flight time is approx. six hours. Buyers from north-western Switzerland sometimes use connections via other hubs.

Switzerland has an embassy in Abu Dhabi and a consulate general in Dubai. They help with passports, certifications and emergencies; Swiss powers of attorney usually need legalisation and translation for use in Dubai (VERIFY). If you move to Dubai, also register with the Swiss mission.

Typical questions from Swiss buyers

  • Does the Dubai flat raise my Swiss tax? – Not directly, but progression can raise the rate on other income (VERIFY).
  • Can I use my pension fund? – Withdrawals are tied to owner-occupied homes; usually not possible for foreign property (VERIFY).
  • Is Dubai interesting as a second home for Swiss buyers? – Often yes for winter; flight time and climate are typical reasons.
  • What are running costs? – Service charges vary by building; see our purchase costs guide.

Frequently asked questions

Is my Dubai property taxed in Switzerland?
Usually not directly: income and value are exempt but count towards the rate (VERIFY). You still have to declare the property.
Is there a Switzerland–UAE tax treaty?
Yes, a treaty is in force (VERIFY current version). Your tax adviser checks how it applies to you.
How does the franc rate affect me?
As the dirham is pegged to the US dollar, the CHF/USD rate matters. With multi-year plans each instalment in francs may differ.
Is Swiss property gains tax due on a sale?
Generally not for foreign property (VERIFY). The UAE currently levies no income tax on private gains either.
Is there a Swiss consulate in Dubai?
Yes, besides the embassy in Abu Dhabi there is a consulate general in Dubai. It helps with consular matters, not the purchase.
Can I buy without travelling to Dubai?
Yes, many steps are digital and some appointments can be handled by power of attorney. We still recommend a viewing or video tour.
