Buying property in Dubai as an Austrian

Dubai appeals to Austrian buyers for two reasons: freehold purchases need no residence, and unlike Germany, Austria has a double taxation treaty with the UAE. The treaty does not answer every question automatically – especially on progression, property gains tax and reporting. Here are the key points from an Austrian perspective.

Key facts at a glance

  • Austria–UAE tax treaty in force (VERIFY current version and method article)
  • Under treaty logic, property income may generally be taxed where the property is located
  • Progression may apply in Austria (VERIFY)
  • Have Austrian property gains tax (ImmoESt) on a sale reviewed (VERIFY)
  • Payment in AED, EUR cost depends on the EUR/USD rate
  • Direct flights from Vienna, approx. 5.5 hours

Tax: what the Austria–UAE treaty means

Austria and the UAE have a double taxation treaty in force for many years (VERIFY current version including amending protocol). Under the usual treaty logic, the state where the property is located may tax the income from it. As the UAE currently does not tax private rental income, the method article is decisive for Austrian residents: whether Austria exempts the income and only considers it for the tax rate (progression) or taxes it and grants a credit must be checked by your adviser against the treaty text (VERIFY).

On a sale, Austrian property gains tax on private disposals must be considered – with no holding-period exemption comparable to Germany (VERIFY: application to foreign property under the treaty). Here too, the treaty decides which state may tax and how Austria treats the gain. Document acquisition costs, ancillary costs and exchange rates carefully from day one.

Austria currently levies no inheritance or gift tax, although gifts may need to be reported (VERIFY). Succession planning therefore focuses on inheritance law – a will registered in Dubai provides clarity for heirs.

Transferring money from Austria

As for all euro buyers: the dirham is pegged to the US dollar, so the euro cost of each instalment depends on EUR/USD. Austrian banks regularly request proof of funds and the contract for larger foreign transfers. Allow a few banking days for off-plan instalments so deadlines are not missed because of queries. An FX provider may be cheaper than your bank – compare total costs.

Payments go directly to the project's escrow account, never to private accounts. Ancillary costs such as the DLD fee are usually paid separately; see our purchase costs guide.

Flights from Vienna and embassy

There are direct flights from Vienna to Dubai, with Emirates among others; additional airlines operate depending on season. Flight time is approx. five and a half hours. Buyers from Salzburg, Tyrol or Vorarlberg often fly from Munich or Zurich.

The Austrian Embassy in Abu Dhabi is the consular contact for passports, certifications and emergencies. The Austrian Chamber of Commerce's trade office in Dubai supports business contacts. Neither advises on the purchase itself; Austrian powers of attorney usually need legalisation and translation (VERIFY).

Typical questions from Austrian buyers

  • Is rental income tax-free in Austria thanks to the treaty? – Possibly exempt but with progression; it depends on the method article (VERIFY).
  • Is there a holding period exemption? – Not like Germany; Austrian property gains tax combined with the treaty is decisive.
  • Can I live in Dubai as a pensioner? – A property Golden Visa from AED 2m is an option; pension and residence need separate tax review.
  • Can I let it as a holiday home? – Yes, with a DTCM permit; see our rental guide.
