Buying property in Dubai Maritime City

Dubai Maritime City is a coastal quarter on the Arabian Gulf near Port Rashid and Dubai's historic core. The location combines water, short distances to the old town and a quick connection to Downtown and the airport. It suits buyers who want a young, emerging waterfront location with urban proximity – in the Popolari portfolio represented by the Kanyon project.

Key facts at a glance

  • Coastal quarter with a maritime concept between Port Rashid and the historic districts of Bur Dubai and Deira.
  • Drive to Downtown currently usually around 10–20 minutes, to DXB airport around 15–25 minutes (traffic-dependent).
  • In the Popolari portfolio: Kanyon (BEYOND), according to the project list from about AED 2.4m, completion Q2 2029.
  • Mostly waterfront apartments; the quarter is still emerging.
  • Freehold area: foreigners acquire full ownership; from AED 2m a Golden Visa is possible.

Location & character

Dubai Maritime City sits directly on the coast in the Port Rashid area, between the old-town district of Bur Dubai and the city centre. From here you are minutes from historic Dubai with its museums, souks and the Creek. Downtown is usually ten to twenty minutes away, DXB airport around 15 to 25 minutes. The beaches of the Jumeirah coast are about 15 to 25 minutes by car.

The character is maritime and not yet complete: the quarter was conceived as a base for shipping, shipyards and maritime services, complemented by residential, hotel and office uses. It does not (yet) have the density of an established residential district, but offers open water views and a calmer atmosphere than the high-rise centres.

Future residents are more likely professionals, entrepreneurs or couples who want to combine water and proximity to the old town with short distances than families who depend on a ready school and playground environment.

Property types and price levels

The focus is on apartments in residential towers with water views, from studios to larger units and penthouses. Prices are currently in the mid to upper segment; compared with established beach locations such as Palm Jumeirah the entry is usually cheaper, though buildings and payment plans differ strongly in quality (as of 2026).

PropertyIndication (current, range)

For example, the Kanyon project by developer BEYOND is listed in our project list from around AED 2.4 million with a 50% / 50% payment plan and completion in the second quarter of 2029. We clarify current conditions personally. The values are for orientation, not a promise.

Rental yields and target tenants

As the quarter is being built, reliable rental data is limited. In consultations we work with cautious gross ranges of around 5 to 7% in long-term letting, based on comparable inner-city waterfront locations. In holiday letting the location may be interesting thanks to proximity to the old town, hotels and the cruise terminal; but that is experience from the neighbourhood, not a promise.

Target tenants are professionals in the maritime and logistics economy, employees of companies in Deira and Bur Dubai, couples and guests seeking proximity to historic Dubai. What matters is judging when enough infrastructure will exist for longer tenancies.

Infrastructure: water, old town, shopping, connectivity

  • Water: direct coastal location, promenades are part of the plan, Jumeirah coast beaches reachable by car.
  • Old town & culture: museums, souks and the Creek in Bur Dubai and Deira are nearby.
  • Shopping: shopping centres in Bur Dubai, Deira and Downtown; within the quarter itself the offering is only growing.
  • Schools: established schools in adjoining districts, still limited within the quarter itself.
  • Connectivity: close to Sheikh Zayed Road and Al Khail Road; metro stations in adjoining districts reachable.

Ongoing and planned developments

Maritime City is developing step by step: alongside residential projects such as Kanyon, hotels, offices and infrastructure are on the agenda. The quarter benefits from the fact that the area around Port Rashid and the coast between Bur Dubai and Downtown is generally moving further into the focus of urban planning (CHECK: current authority projects).

That also means views and surroundings will change. We recommend examining the master plan for the immediate neighbourhood before buying and checking developer, escrow account and payment plan, as with any off-plan purchase.

Distinguishing a water view from the maritime setting

In Dubai Maritime City, a water view is only one part of the assessment. From the living room and balcony, identify the areas in sight and their current uses. An open horizon, passing vessels and proximity to operational areas create different experiences. Examine the precise orientation rather than relying on a simple sea-view or city-view label. If the unit is not yet accessible, use clear plans to establish perspective; a rendering alone cannot explain daily life.

Visit at different times where possible, noting sound, access routes and how residential arrivals are separated from other traffic. Distinguish observations from features intended for a later development phase. Someone seeking quiet for focused work will judge the same setting differently from a buyer drawn to maritime activity. Make that personal assessment before choosing a floor or layout, so an attractive image does not obscure a conflict with your intended use.

Review how the building works too: the route from parking, visitor waiting arrangements and delivery handling. For tenants, these should be easy to understand without lengthy instructions. Check storage, workspace and whether awkward or elongated rooms can be furnished well. A compact apartment can work convincingly with efficient planning, while a larger floor area may be undermined by excessive circulation space. Compare layouts using realistic furniture and record unresolved questions for a personal consultation.

For unresolved questions, ask for supporting documents rather than broad promises about the district. Mark which statements have been checked and which remain assumptions. In a maritime setting, this record provides a sound basis for comparing other waterfront locations.

Who the location suits

  • Owner-occupiers: those who value water, proximity to the old town and short distances and accept that the quarter is still growing.
  • Holiday letting: conceivable thanks to proximity to hotels and historic Dubai; DTCM licence and building rules must be checked.
  • Capital investors: for investors with a medium to long horizon who want to enter an emerging quarter early and factor in the handover phase.
