Buying property in Mohammed Bin Rashid City and Meydan
Mohammed Bin Rashid City (MBR City) is a large area complex south-east of Downtown Dubai, which also includes Meydan with its racecourse and Meydan Horizon. The location offers green space, lagoons and more room than the city centre, with drive times of usually around ten to twenty minutes to Downtown. It suits families and investors looking for a growing environment with moderate entry prices.
Key facts at a glance
- Large area complex with several communities, including Meydan, Sobha Hartland and District One.
- Drive to Downtown currently usually around 10–20 minutes, to DXB airport around 15–25 minutes (traffic-dependent).
- At Meydan Horizon: Mansory Residences in the Popolari portfolio.
- A mix of apartments, townhouses and villas – more living space per euro than in Downtown.
- Freehold areas: foreigners acquire full ownership; from AED 2m a Golden Visa is possible.
Location & character
MBR City adjoins Downtown Dubai and Business Bay to the south-east. The location is less a single district than a cluster of communities: Meydan with its famous racecourse, plus residential quarters with lagoons, parks and golf-course views. Downtown is usually ten to twenty minutes away, DXB airport around 15 to 25 minutes, the coast about half an hour.
The character is suburban-urban: wide roads, plenty of green and larger floor plans. That attracts families looking for an apartment or townhouse with space who still want to stay close to the city centre. Density is lower than in the Marina or Business Bay, but residents rely more on the car.
Meydan Horizon is a more recent quarter within this area. The Popolari portfolio includes the project Mansory Residences there, a brand from the luxury automotive world now shaping residential architecture.
Property types and price levels
Supply ranges from studios and apartments in towers to townhouses and detached villas. Per square metre, prices in many parts of MBR City are currently below Downtown and Dubai Hills Estate, with clear differences between the individual communities (as of 2026).
| Property | Indication (current, range) |
|---|---|
| Studio / 1-bedroom apartment | approx. AED 0.9–1.8m |
| 2–3-bedroom apartment | approx. AED 1.6–3.5m |
| Townhouse / villa | approx. AED 3–10m and above |
The figures are an orientation only. According to our project list, the Mansory Residences project in Meydan Horizon starts from around AED 1.85 million with a 50% / 50% payment plan and completion in 2028; we verify current conditions with you. How a payment plan is structured is explained in the guide to off-plan property in Dubai.
Rental yields and target tenants
Thanks to lower entry prices, gross rental yields in MBR City are currently often somewhat above those of the city centre, roughly 5 to 7%. They depend strongly on community, building and completion; for new builds, reliable rental data is often missing. Net, the figure is lower after service charges and vacancy.
Target tenants are families wanting more space, commuters between Downtown and Business Bay and households that value green space, parks and lagoon views. Holiday letting is less relevant since beach and tourist centres are further away.
Infrastructure: parks, shopping, schools, leisure
- Leisure: lagoons, parks, jogging routes, golf and the Meydan racecourse with its events.
- Shopping: The Dubai Mall is right nearby; smaller centres and cafés are emerging within the individual communities.
- Dining: a growing offering in the quarters, with choices in Downtown and Business Bay quickly reached.
- Schools: MBR City and adjoining areas have several schools and nurseries; the choice is often a reason for families to pick this location.
- Connectivity: road links to Al Khail Road, Sheikh Zayed Road and Business Bay; metro connection in some parts planned or reachable.
Ongoing and planned developments
Several communities in MBR City are being developed in parallel. New quarters with residential buildings, leisure areas and retail are emerging, and existing infrastructure grows with them. Meydan Horizon and other new clusters are examples of how the area is extending to the south-east.
For buyers this means a dynamic but still unfinished environment. Views, traffic and noise change over years. With off-plan purchases especially, it pays to look at the master plan and the completion dates of neighbouring buildings (CHECK: current master plan).
Assessing the micro-location and family layout together
In Mohammed Bin Rashid City, start with the particular neighbourhood rather than the broad district name. Map the journeys your household would make to work, a suitable school, shops and leisure activities. Then check the actual entrances and exits serving the project. A route that looks close on a map may not be the one you use daily. Families relocating with children should work through these routines together and consider alternatives for different members of the household.
For villas and larger apartments, sketch furniture around your own requirements. Workspaces, guest accommodation and private retreats need more thought than a bedroom count. Consider which rooms remain quiet with connecting doors open and whether guests can stay independently of family areas. Assess gardens and terraces in relation to the kitchen and living room: an impressive outdoor space may not be where you want to eat together or supervise children. The sequence of usable spaces matters most.
Investors can use this exercise to define prospective tenants more precisely. Families seeking a long-term home may prioritise storage, workspaces and dependable daily routes over elaborate reception areas. Do not build a letting strategy solely around a show home’s appearance. Record which practical needs the unit meets and what limitations remain. This supports a clearer comparison between personal use and letting, while a versatile layout leaves room for your own plans to change.
Consider changing stages of family life too: today’s playroom might later become a study or guest room. Explore whether such changes are possible without major alterations. This exercise distinguishes lasting utility from features tailored to the current show-home concept.
Who the location suits
- Owner-occupiers and families: more space, greenery and short distances to Downtown at more moderate prices than in the premium areas.
- Holiday letting: not the first choice, as beach and tourist centres are further away.
- Capital investors: interesting with a moderate budget and medium horizon, focusing on specific, well-managed buildings.
