Buying property on the Jumeirah coast

The Jumeirah coast is among Dubai's most established residential locations: a long sandy beach, mature villa neighbourhoods and short distances to Downtown. Buyers here mainly acquire location and scarcity – direct beachfront plots are limited, and new projects such as Solaya add modern residences to the supply. This suits buyers who value substance, prestige and long-term value stability.

Key facts at a glance

  • Established coastal location between Umm Suqeim and Jumeirah Beach Residence with public and private beach sections.
  • Drive to Downtown currently usually around 15–25 minutes, to DXB airport around 20–30 minutes (traffic-dependent).
  • A mix of existing villas, apartment buildings and new residence projects.
  • Direct beachfront is scarce, which tends to support price levels.
  • Not every coastal area is freehold – we verify the form of ownership before every purchase.

Location & character

Jumeirah runs as a narrow strip along the Arabian Gulf, from the area near the port in the north-east to the districts around Burj Al Arab and Umm Suqeim in the south-west. The strip is mature and less densely built than the Marina: low-rise buildings, palms, cafés and the famous view of Burj Al Arab. Downtown is around 15 to 25 minutes away, DXB airport about 20 to 30 minutes depending on traffic.

The lifestyle is that of a coastal neighbourhood with everyday life: jogging by the water, breakfast at a café, children on their way to school. That sets Jumeirah apart from pure resort areas. Many residents are families and long-term expats; added to them are buyers who use the coast as a second home.

When we speak of Jumeirah Beachfront, we deliberately do not mean a single address but the coastal location as a whole, where both existing properties and new projects such as Solaya can be found. Which street, plot and building fits is decided during the analysis.

Property types and price levels

On the coast you find three worlds: villas on larger plots that rarely trade, apartment buildings of older and newer generations, and modern residences with hotel or resort services. Prices are traditionally in Dubai's upper segment; beach proximity, floor and sea view strongly influence price (as of 2026).

PropertyIndication (current, range)
1–2-bedroom apartmentapprox. AED 2–5m
3-bedroom apartment / penthouseapprox. AED 5–15m and above
Villa in the coastal districtfrom approx. AED 10m, highly property-dependent

These values are for orientation only. For villas and penthouses in particular, plot, condition, orientation and privacy determine the actual price. How villa purchases in Dubai generally work is described in our guide to buying a villa in Dubai.

Rental yields and target tenants

The beachfront is an argument for prestige and value stability, not for maximising yield. Given the high entry prices, gross rental yields in long-term letting are currently typically below those of more affordable areas, roughly 4 to 6%. In holiday letting, attractive units can achieve higher gross income, at significantly higher costs and greater fluctuation.

Target tenants are affluent families, executives and entrepreneurs who value beach, privacy and proximity to schools, as well as holiday guests who prefer coastal flair to high-rise bustle. For owners, rental demand in good locations is stable, although high-end properties take somewhat longer to find the right tenant.

Infrastructure: beach, dining, schools, shopping

  • Beach: long public beach sections as well as private sections belonging to hotels and beach clubs.
  • Dining & leisure: cafés, restaurants and promenades along the coast, plus hotels with beach clubs.
  • Shopping: boutiques and shopping centres near the coast; The Dubai Mall in Downtown is easily reached.
  • Schools: numerous established international schools along the coast and in adjacent districts.
  • Connectivity: main road along the coast and Sheikh Zayed Road; tram and metro reachable in some stretches.

Ongoing and planned developments

New high-end residences are emerging along the coast, including projects such as Solaya. Because free beachfront plots are rare, such schemes are often seen as an opportunity to enter a scarce location. At the same time they bring construction sites and in places additional traffic.

Redesigns of promenades and new leisure offerings along the coast are also announced regularly. We check which are realised and when, using official sources (CHECK: current projects).

Putting beach proximity to a practical test

The description Jumeirah Beachfront is no substitute for assessing the actual address. Identify the stretch of beach you would use and walk there from the building rather than relying on aerial imagery. Note road crossings, shade and how manageable the return would be with children or beach bags. A direct sea view and a convenient beach routine are different qualities. Assess them separately, particularly if you intend to stay for longer periods rather than brief holidays.

In a waterfront apartment, practical details deserve attention. Where would wet towels, sports equipment and sandy belongings go without passing through formal living areas? Review the relationship between the entrance, bathroom and storage. Families may value this arrangement more than a decorative alcove. Treat the balcony as usable space too: consider shelter, door operation and privacy from neighbouring terraces. The floor plan should provide concrete answers.

If buying a second home, decide how it will be managed between stays. Assign responsibility for inspections, deliveries and minor repairs, and plan storage for personal possessions. If you may rent it out, separate private use from guest operations. Discuss linen, key handovers and condition records alongside furnishing choices. These unglamorous arrangements determine whether a spontaneous visit starts smoothly. Our after-sales services can form part of that plan.

Keep an organised property file for a future resale, bringing together floor plans, specifications and records of completed work. Note which features influenced your purchase and which you verified in person. This makes it easier to describe the apartment through documented strengths rather than treating every coastal address as equivalent.

After the viewing, record which aspects of beach living matter to you. This short priority list makes buildings easier to compare and keeps dramatic photography from overshadowing your household’s practical requirements.

Who the location suits

  • Owner-occupiers: families and couples who value beach, calm and a mature neighbourhood and are willing to pay a premium price for it.
  • Holiday letting: possible in suitable buildings with a DTCM licence; demand is strong, but so are costs.
  • Capital investors: mainly as a store of value in a scarce location; less suited to yield-driven strategies.

On the coast a personal conversation is especially worthwhile because every plot and building is different. Maximilian Popolari assesses your options candidly, even against a purchase if the numbers don't work. Book an appointment.

Frequently asked questions

What exactly does Jumeirah Beachfront mean?
We understand it as the coastal location along Jumeirah beach as a whole – existing properties as well as new projects such as Solaya. It is not a single official address but a description of the location.
Can foreigners buy property on the Jumeirah coast?
In designated freehold areas, yes. Not every plot on the coast lies within such an area, so we check the form of ownership from the documents before every purchase.
What prices are usual on the Jumeirah coast?
Apartments currently typically start in the low single-digit millions in AED; villas are considerably higher. Actual prices depend heavily on beach proximity, floor and condition.
What yield is realistic on the coast?
Roughly 4 to 6% gross in long-term letting, potentially more in holiday letting at higher cost. There are no guarantees; the coast is more a store of value than a yield location.
How far is it from Jumeirah to the airport and Downtown?
To Downtown allow usually around 15 to 25 minutes, to DXB airport around 20 to 30 minutes – depending on the section and traffic.
Is buying in Solaya worthwhile?
That depends on your goal, the payment plan, the unit and the handover date. We review documents, developer and escrow account and compare the project with alternatives before you decide.
